No one can know and serve all areas….and if they say they can, they are stretching the truth…or they don’t sleep so that they can study the real estate market 24/7.

I come from a car family so I always use this analogy. Cars have mechanics that specialize in areas of the car. You have a car with a transmission that just went out. You can take it into the brake place and they CAN repair the transmission…but they probably shouldn’t as they know about brakes and a little about transmissions. It will probably get done, but it’s not their specialty. I have access to show in ALL of these areas, but I don’t, JUST because I can. It would be a disservice to my clients. I want to give great customer service and I can’t if I am driving all over the state to show homes.

I have specialists in the Tri-Valley (Dublin, Pleasanton, Livermore), North Bay (Marin County), North East Bay (Oakland and Bizerkley…I mean Berkeley!) , South Bay, the Peninsula and San Francisco….which has specialists in each district as they are so vast and varied. You can’t just say San Francisco and mean San Francisco! If you need help in other areas outside of the Bay Area…in other parts of CA (I have videos on those too!), I know Realtors across the country and can get you someone to fit your needs to help you there. I am a networker and know agents across the United States. Really, its my excuse to travel. It always is real estate related!

If you think a homes assessed value and the fair market value have any correlation to one another, then you are wrong!
Often we as Realtors throw around real estate lingo. And these are two of those terms can be similar, but confusing. There is a big difference between an assessed value vs. fair market value.
Let’s start with the definition of an assessed value. It is a value put on a home, a measure for the county, in our case Alameda County, to collect an appropriate amount of taxes to give to the local cities and towns for their services. Assessed value is nothing more than a yardstick to collect taxes.

Let’s start with the definition of fair market value of a home. It is what a buyer would be willing to pay for a property on the open market with no undue influence. Don’t look for fair market values using Zillow.com to figure out what a home is worth!

Here’s one thing that I would like to point out. If you don’t agree with your homes assessment value, there is a process that you can challenge your homes assessed value. There will be some research and some paperwork involved, but if it means saving some money on your taxes, if you truly think your assessed value is wrong, do it.

In February 2016 the CEO of Zillow Spencer Rascoff, CEO of the Seattle-based real estate media website, sold his home in Seattle’s prestigious Madison Park neighborhood, and for $1,050,000. That was 40 % less than the Zestimate of $1,750,000. 

 If Spencer can’t get the zestimate right, why do you think that we can? 

 Why the difference?  Really, it’s because a zestimate is a computer algorithm.  It is a collection of both public and user information. Because these are computer based values, Zestimates also can’t take into account things that are considered “non-quantifiable facts,” such as layout, renovations or lighting, and these facts can have much more of an effect on the values of luxury homes than less expensive properties.  Too many factors go into an analysis for specific homes to use an algorithm ONLY. Zillow is great to learn about homes for sale in a specific neighborhood or a starting point to look for homes for sale. They are not great for determining a homes value. If you are looking to sell your house you need to contact a local agent to perform what we call a Comparative Market Analysis or CMA to determine the Fair Market Value.  Even then without taking a tour of your home and seeing the inside and the outside, and agent can’t determine an exact value.

When you are have closing day on a house, there are a few different scenarios that can be.  They won’t be a surprise as you will know about this part in the negotiations. But I though this would be a good time to talk about it. 

  1.   The house can be empty and you can move right in!
  2.   Sometimes the sellers are still moving out and need a day or two.
  3.   Sometimes the sellers have asked for rent back.  Officially you are a landlord. This might be the case if a home seller has purchased another house, but their home isn’t ready.  This is typically not a long term situation. It is usually just for a few weeks or months. 

Now, lets just say that the home is empty like this home.  This is the most important thing that I tell my home buyers.  The sellers were not renters who had a cleaning deposit they were getting back.  I have seen homes that have been a disaster. Bits of garbage and the house needs a good cleaning.  There should not be any structural damage or holes in the wall. 

We do a walk though before the home closes to be sure that any repairs that were negotiated were done, appliances that were asked for are still there and that basically it is in the same condition as the day that we made the offer. 

So, again, don’t expect the house to be spotless.  You may need to plan a day of cleaning to your standards.

1- Signed all the loan documents and disclosures. Also a myriad of other documents.

2- The escrow company has received your funding either from your loan or your cash that you have. This can be the cash from your house that you sold prior or your bank account.

3- The escrow company has dispersed the funds to the home seller. They have a check in hand and are moving on.

4- This is the most important part. The title has been recorded at the county recorders office. The title company will call and confirm this with the county and then let your real estate agent know. Now we can celebrate…or can we? Does this make sense? Think of cash for keys…If so, Comment below ↡

Buyers, what is an appraisal contingency?  Once you have put in an offer and it’s been accepted by the seller, we have a contract.  Within this contract we have written a certain number of days that we have an appraisal contingency.  When the contract is accepted, your Realtor contacts your lender; the one you have preapproval from and the lender orders an appraiser to come out and perform the appraisal.

The appraiser is going to determine value of the home so that the bank can provide a loan because the bank will not lend you more money than a house is worth.

Sometimes homes don’t appraise for the agreed upon sales price.  As an agent, I try to warn you if I think that this is going to happen.  There are two avenues that we can take if this happens.  Number 1, If we knew that you overbid on the home and the appraisal does not show the same number that you offered, you have to make up for the shortage of money with your own cash.  This is common when the market is a heavy seller’s market and there is bidding wars.  OR number 2, the other avenue during the appraisal contingency period, we can negotiate with the seller to to lower their price to the appraised value or renegotiate the price.

All of this had to happen during the appraisal contingency period.  If you can’t come to an agreement on the price that was appraised and the price on the contract and a final price, then the buyer can back out with no harm, no four, with their earnest money deposit.

What are buyer closing costs? Who pays them?  When are closing costs due? Some people that are preparing to purchase a home may not be financially prepared.  They are completely surprised that they didn’t budget for closing costs.

So…what are closing costs? They are the various fees that buyers and sellers pay at closing of escrow. These fees can include but are not limited to; escrow fees, loan origination fees, title insurance, transfer taxes, and pre-paid homeowners insurance. They are typically around 2.5% of the sales price of the home.

Whether you’re looking to buy or sell a home, don’t be surprised at the last minute that these fees will have to be paid at the closing of your transaction. Don’t worry though, great lenders and Realtors will make sure you are fully prepared ahead of time! Before you get a loan for a house you need to know what is an appraisal?  An appraisal is a value that an appraiser puts on a home. This value is determined from an analysis that the appraiser performs when he visits your home and does an analysis of nearby comparative homes.  

Why is an appraisal important?  If you are getting a loan/mortgage on the home,  the bank wants to be sure the house is worth the amount they will loan you.

Start touring homes in your price range. It might be helpful to take notes  on all the homes you visit. You will see a lot of houses! 

-Test the plumbing

-Try the electrical system by turning switches on and off

-Open and close the windows and doors to see if they work properly

 

It’s also important to evaluate the neighborhood and make a note of things such as:

-Are the other homes on the block well maintained?

-How much traffic does the street get?

-Is there enough street parking for your family and visitors?

-Is it conveniently located near places of interest to you: schools, shopping centers, restaurants, parks, and public transportation?

It’s a great time to buy and here’s why. *1 According to the National Association of Realtors, Interest rates are up 19.1% from this time last year, and they are anticipated to continue to go up. Also, according to the Home Price Expectation Survey, home values over the next 5 years are going to go up. Here’s an example, If you were to buy a home worth $500,000 now, in five years it would be worth almost 580,000. That’s like putting $80,000 in your pocket. So let’s ask the question again, IS IT THE RIGHT TIME TO BUY?. YES, because interest rates are rising and so are home prices.

Hi, I’m Casey Serafino-Lee with Intero Real Estate. In the Hayward area, in January 2018, we had exactly .6 months of inventory of homes for sale. This year in January 2019, we had a little more, but only 1.2 months of inventory.

It’s not enough! And we’re still in a seller’s market, and buyers, they are everywhere! They’re calling me constantly, seeing if I have a home to fit their needs.

So sellers, if you plan to sell this year, now is the time. There’s less of competition of other homes on the market. People generally wait until spring and summer to start looking, but not this year. So it’s a really great time to sell.

3 Home Buyer Tips by Casey Serafino-Lee

 

If you are thinking of purchasing a home, I’m going to surprise you with two tips that will probably be new to you and one that you know.

Hi, I’m Casey Serafino-Lee, Realtor to my Hayward area friends and neighbors.

First, you want to get preapproved for a loan with a lender. You wanna know how much you can afford.

Second, do not move your money around or make any major purchases three to six months prior to getting a home loan or your mortgage.

Third, don’t stress about the market. Don’t try to time the market unless you have a crystal ball. And if you do, actually let me know and let me know where you got it, ’cause I have children. It’d be super helpful.

So you know what? Real estate is very cyclical. I have found that the best time for people to buy is when you can afford it, when you are able and when you have found the house that you love.

Home Buyers, Do you Need Preapproval for a Loan? by Casey Serafino-Lee

So you are a homebuyer and you found that perfect home and are ready to make an offer on it.  There is one thing you absolutely must have in hand BEFORE you start looking.

Hey neighbors! I’m Casey Serafino-Lee, realtor to the Hayward Area, and I’m here to tell you why it is important to have a preapproval letter IN HAND before you start looking for your dream home.

First, you need to know how much you can afford before you even start shopping.  This is important because you don’t want to find that perfect home, make an offer on it, only to find out you can’t afford it. Having a preapproval letter allows you to search for home sin your price range.

Second, you find out if you are qualified for a mortgage.  This is especially important if you are self-employed or commission based.  Before you start to look for homes or make an offer make sure you can qualify for a loan and it will give YOU a stronger position when submitting an offer, ESPECIALLY when there are multiple offers.

Sellers want to know you can afford their home.  So having a preapproval letter with your offer shows you are a serious AND ready buyer.  As you can see, having a preapproval letter is important when looking for homes.  Don’t make the mistake other buyers have before.  Get that letter!  If you need a lender for a pre-approval, I can help with that!

Will there be a recession at the end of 2019?

I am Casey Serafino-Lee, Realtor in Hayward and surrounding communities.

According to two different articles from the Wall Street Journal and Pulsenomics, which surveyed economists and analysts , they are predicting that we WILL be heading into a recession by the end of 2019. And We NEVER know what exactly a recession will do.

A recession is when the economy slows down. It is an economic decline in trade and industry. It is important to understand that a recession does NOT mean a housing crisis. When we are in a recession we will definitely not see the huge gains in housing prices that we saw in the teen years of this century. That was the second largest recovery in the U.S. however With a recession, the thing that YOU Need to know is that interest rates will probably increase more. If you have thoughts of moving sooner is probably better than later. We have seen higher interest rates in the past . But what does this mean for home buyers and sellers? Higher rates mean you can afford less house.

Now, as I learn more, I will continue to bring you the latest information about the housing and the impact of the economy and how it affects you, my Hayward area neighbors. Have a great home selling and buying day!

Mom: Finally, some alone time.
Daughter walks in with boyfriend. Squeezes herself and boyfriend on the couch. Makes the dog move over too.
Daughter: Hey mom, do you mind scooting over and handing me that? (the remote)
Mom: I was watching that.
Daughter: That’s okay, you’re not anymore. You too. (talking to the dog to move over)

Hi, I’m Casey Serafino-Lee, Hayward Area Realtor and neighbor and I’m here to tell you that it is a pretty common tendency to hold off things on our to-do list, ESPECIALLY the ones that seem like a lot of work, like buying a house. But would you hold off the task if I told you that WAITING could make a difference of tens of THOUSANDS of dollars? Meaning it could cost you a $10,000-$50,000 (or more) difference to get the home you want today, in 2019’s market.
