In February 2016 the CEO of Zillow Spencer Rascoff, CEO of the Seattle-based real estate media website, sold his home in Seattle’s prestigious Madison Park neighborhood, and for $1,050,000. That was 40 % less than the Zestimate of $1,750,000. 

 If Spencer can’t get the zestimate right, why do you think that we can? 

 Why the difference?  Really, it’s because a zestimate is a computer algorithm.  It is a collection of both public and user information. Because these are computer based values, Zestimates also can’t take into account things that are considered “non-quantifiable facts,” such as layout, renovations or lighting, and these facts can have much more of an effect on the values of luxury homes than less expensive properties.  Too many factors go into an analysis for specific homes to use an algorithm ONLY. Zillow is great to learn about homes for sale in a specific neighborhood or a starting point to look for homes for sale. They are not great for determining a homes value. If you are looking to sell your house you need to contact a local agent to perform what we call a Comparative Market Analysis or CMA to determine the Fair Market Value.  Even then without taking a tour of your home and seeing the inside and the outside, and agent can’t determine an exact value.

Hi, I’m Casey Serafino-Lee with Intero Real Estate. In the Hayward area, in January 2018, we had exactly .6 months of inventory of homes for sale. This year in January 2019, we had a little more, but only 1.2 months of inventory.

It’s not enough! And we’re still in a seller’s market, and buyers, they are everywhere! They’re calling me constantly, seeing if I have a home to fit their needs.

So sellers, if you plan to sell this year, now is the time. There’s less of competition of other homes on the market. People generally wait until spring and summer to start looking, but not this year. So it’s a really great time to sell.

Hi, I’m Casey Serafino-Lee, Hayward area Realtor and neighbor and I’m here to give you 4 great reason why you should not sell as a For Sale By Owner.

First is exposure to potential buyers. According to the National Association of Realtors’ 2017 Profile of Homebuyers and Sellers, 95% of people searching for homes start online. I have an extensive online, targeted marketing strategy that will expose your home to the masses.

Second there are waaaaaay too many people to negotiate with. IF you sell your home yourself, are you prepared to negotiate with the buyer who wants the best deal possible or the buyers agent who is trained in negotiations? You also need to deal with the inspector and appraiser, who represent the buyers and their best interest.

Third, selling your home has become more and more different in the litigious society today. The paperwork involved in selling and buying has increased dramatically and continues to each year as disclosures and certain regulations have become mandatory.

Finally fourth, you will net more money when you use an agent.

Home Sellers, Get the Maximum Value for Your Home by Casey Serafino-Lee

Every homeowner want to maximize their profit when selling their home.   But how can you guarantee you get the most value when selling?

Hi, I’m Casey Serafino-Lee,  Area (Castro Valley, San Leandro, San Lorenzo, Union City) Realtor and neighbor and here are two ways to ensure you get the most value for your home when you are ready to sell.

First price it a little low. Sounds counter intuitive right? Most homeowners think that pricing their home a little over the market will leave room for negotiations. Well, in actuality, the higher the price of the home, the less people will be able to look at it and lessens the demand of the home. Sellers, instead of trying to win the negotiations with more than one buyer and try to price your home a little lower so the demand is maximized.  By doing this, instead of negotiating with only one buyer, you can have multiple buyers  fighting over the house.

Second, use a Realtor. Most sellers think they will save money by avoiding a real estate commission . With that being said, studies have shown that homes sell for more money when handled by a real estate professional.

So, bottom line, price your home a little low or at Fair market value AND hire a professional.

Will there be a recession at the end of 2019?

I am Casey Serafino-Lee, Realtor in Hayward and surrounding communities.

According to two different articles from the Wall Street Journal and Pulsenomics, which surveyed economists and analysts , they are predicting that we WILL be heading into a recession by the end of 2019. And We NEVER know what exactly a recession will do.

A recession is when the economy slows down. It is an economic decline in trade and industry. It is important to understand that a recession does NOT mean a housing crisis. When we are in a recession we will definitely not see the huge gains in housing prices that we saw in the teen years of this century. That was the second largest recovery in the U.S. however With a recession, the thing that YOU Need to know is that interest rates will probably increase more. If you have thoughts of moving sooner is probably better than later. We have seen higher interest rates in the past . But what does this mean for home buyers and sellers? Higher rates mean you can afford less house.

(Mom and Dad are relaxing on the couch with popcorn and the family dog ready to watch a movie)
Dad: I know.
Mom: Finally, some alone time.
Daughter walks in with boyfriend. Squeezes herself and boyfriend on the couch. Makes the dog move over too.
Daughter: Hey mom, do you mind scooting over and handing me that? (the remote)
Mom: I was watching that.
Daughter: That’s okay, you’re not anymore. You too. (talking to the dog to move over)
Mom: Pepper (the dog). I’m sorry babe. (talking to husband)
Daughter: Hold that too. (Hands mom the popcorn)
Mom: Anything else you need?
Daughter: I’m okay for now. (Then daughter and boyfriend start making out on the couch next to the parents)
Then the brother walks in the room in his tank top and boxers, with his butt-crack hanging out. He proceeds to bend over with the crack facing the video.
Mom: I’m sorry … Oh God not again … Babe, it’s definitely time to upgrade.
Dad: Yes it is.

Home Buyers Don’t Let a For Sale Sign Confuse You, by Casey Serafino-Lee

 

Did you know?  Don’t  let the For Sale sign in a yard confuse you. When you see a For Sale sign in a yard call me.

Don’t call that Realtor. Using the same Realtor is like having a divorce attorney represent both the husband and wife in a divorce.  It is hard to be fair to both sides.

When you are driving down the street and see a beautiful home for sale and it is listed by another agent or company, don’t  call that number on the sign. That is your agent’s job to contact them. That’s what the agent that represents you get’s paid for.

As a realtor, when I represent my clients, and you say you want to see a house you like, I call the agent and set-up a showing time and I go with you. This is so that I can point out the awesomeness of the home and also the flaws. I also like to educate  my buyers on the buying process as well. I can show any house that is listed for sale, so call me if you see that For Sale Sign.

This is so that I can point out the awesomeness of the home and also the flaws. I also like to educate  my buyers on the buying process as well.
